Transforming former printing works to modern ecommerce facility

Logicor’s UK team transformed a former printing works in Sheffield into a modern ecommerce facility, securing a new 10-year lease with Clipper Logistics to serve its contract with’s subsidiary, in the largest letting of an existing warehouse in 2018.

For many years, Sheffield615 housed a printing facility within a 615,000 sq ft warehouse. As the former tenant exited, Logicor took the opportunity to transform the scheme, through comprehensive repositioning, to make way for the ecommerce industry.

Firstly, Logicor successfully removed and remediated the on-site former print facility, working closely with the Environment Agency to ensure the site was fully decontaminated. At this time, Clipper was seeking to secure a new contract with in which finding the right warehouse property was crucial. As was the timing.


A fair amount of work was required to bring the warehouse up-to-date. The repositioning included the installation of new loading doors, creation of a new yard and installation of modern sustainability features, including extensive reworking of the HV and LV solutions; installation of LED lighting; installation of EV charging points, and; upgraded ventilation and air conditioning systems to the highest efficiency standards. 

Alongside the repositioning works, Logicor worked closely with Clipper, supporting the team in securing the operational contract with Logicor met with the ultimate client numerous times to provide them with the comfort and details behind the property and agreed to a number of bespoke works to make sure the property was suitable for its operation and able to support the staffing requirements of 1,200 people at peak.

Logicor has created a contemporary institutional product that meets the demands of any modern occupier.

The improved efficiency and sustainability credentials of the unit resulted in an EPC rating of B(42), a significant improvement on the prior rating of E(119).

All these measures were key in securing the new 10-year lease with Clipper Logistics to serve its contract with’s subsidiary, in the largest letting of an existing warehouse 2018.
