Logicor facilitates the expansion of DHL at Hams Hall enabling AX to relocate to Lichfield

Logicor identified suitable premises for AX at the new L49 warehouse in Lichfield, while simultaneously enabling the credit hire and fleet management firm to exit its Hams Hall facility and for DHL to expand within the same unit it had been sub-letting, agreeing a new long-term lease.

The UK team worked swiftly and seamlessly to identify and secure the space we needed to best service our valued customers.”


AX had an existing lease at Alpha 1, a 219,112 sq ft warehouse and distribution unit in Hams Hall Distribution Park, Birmingham. The credit hire and fleet management company had been sub-letting a surplus section of the unit to global logistics company DHL, who were in need of immediate additional space for expansion in Birmingham in order to serve their customers.

AX and Logicor worked together in partnership to evaluate their long term strategic warehousing needs and identify new suitable locations for AX’s Midlands facility. 

Logicor recently assumed asset management responsibility for Liberty Park in a very well located and established industrial location in Lichfield, fronting the A38, providing access to the M6/M42 and the M1 North. Close to Lichfield Trent Valley Station and adjacent to Britannia Enterprise Park, other occupiers in the area include Newell Brands, Florette, Tesco and Screwfix.


Logicor quickly identified the L49 unit at Liberty Park for AX. A newly built 48,933 sq ft unit in the heart of the Midlands with an EPC ‘A’ rating and BREEAM In Use –Good, this facility was perfectly located and specified to best serve AX’s Midlands operations. Logicor agreed a new 10-year lease with AX at L49 catering to AX’s needs and, at the same time, agreed a new long-term lease with DHL on the Hams Hall facility from which AX vacated, enabling DHL to seamlessly expand its operations into the whole 219,122 sq ft distribution unit.

Hams Hall is a well-established, leading multimodal logistics, distribution and manufacturing location with direct access to Junction 9 of the M42 and adjacent to the M6 and M6 toll road. The Hams Hall Rail Freight Terminal (HHRT) is situated to the south of the park and provides services to Europe as well as the rest of the UK.


Working closely with two valued customers within its portfolio, Logicor facilitated AX’s relocation to a brand-new logistics building to best serve its business space needs, freeing the space for DHL to expand its operations on an existing site, agreeing a new long-term lease. Working closely with customers and listening to their specific needs was crucial identifying this three-way solution.

“Alpha 1 was previously let to AX who had sub-let part of the building to DHL. Working closely with both customers, we were able to move AX into another building within the Logicor UK portfolio, accommodating their business space needs which allowed DHL to expand into the entire premises at Hams Hall to serve their expansion requirements.”
