Logicor, a leading owner, manager and developer of European logistics real estate, has announced plans to redevelop Building 21 (7,650 sqm) at its flagship Garonor Logistics Park. This follows the successful repositioning of Building 14 (10,000 sqm), which is now fully leased.
Spanning 330,000 sqm of logistics space across 65 hectares and 22 buildings, Garonor is one of Logicor’s key urban distribution hubs in Northern Paris, strategically located at the junction between the A1 and A3 motorways. With over 100 tenants, Garonor continues to attract strong demand from businesses seeking sustainable, state-of-the-art and modern logistics facilities.
Laurent Dubos, Country Manager France, commented: “The strong fundamentals of Garonor Park allow us to market and lease significant space once repositioning and upgrade works are completed. We remain committed to investing in the site to provide our customers with innovative logistics solutions that support their growth and contribute to their operational efficiency.”
Building 21 redevelopment
Building 21, a 7,648 sqm facility, divided into four units. It is being upgraded to include LED lighting, 5T/sqm floor load, a 32-metre truck yard, manual doors (2.7 x 3 m), one dock leveler, and one ground-level access per unit, dual EV charging stations (serving 8 parking spaces), and 44 pre-equipped light vehicle parking spaces.Building 21 is set to achieve BREEAM In-Use “Very Good” certification. The project is scheduled for completion in the fourth quarter of 2025.
This redevelopment is part of Logicor’s ongoing investment in Garonor Logistics Park, following the successful repositioning of Building N08 in 2023 and building 14 in 2024. These upgrades are designed to enhance the park’s infrastructure and maintain its position as a leading logistics hub in the region.
Building 14 – Fully Let
The full occupancy of Building 14 highlights the success of Logicor’s repositioning strategy. Renault Retail Group joined the park in 2024, occupying a portion of the facility, and while textile wholesaler Asriel has now the remaining 4,531 sqm, including 753 sqm of office space. The renovated warehouse space features modern specifications, including a new slab, LED lighting, EV charging points, and 24/7 site security, meeting the highest market standards.
