Role Overview

Logicor is one of the largest owners of distribution and logistics warehouses in the UK with a total of 32m sq ft across 176 high-quality locations. In addition, our award-winning UK team manage a significant amount of distribution assets on behalf of third parties

The new UK based Director, Asset Management will play a leading role, working with other Directors, on actively asset managing our extensive portfolio of over 100 larger distribution and logistics warehouses across the UK. Experience in development opportunities would also be of benefit to work on the redevelopment and accretive development opportunities within or in addition to the existing portfolio. The role will also entail working with our acquisition colleagues and investors on the acquisition of assets and portfolios by providing the associated support required. The successful candidate will report directly to the UK Managing Director and will be based in our London headquarters.

Main Responsibilities:

  • Maximise the performance of the UK portfolio by actively managing a portfolio of large distribution warehouses, leasing up vacant space, increasing the rental levels, lease lengths and valuations

  • Establish strong working relationships with our Customers and providing them solutions to their warehousing requirements

  • Work with external letting agents and our internal marketing colleagues to produce marketing campaigns and lease up vacant space

  • Increase the value of the portfolio by setting asset management plans and executing value add initiatives

  • Work with and oversee all third party service providers involved in the management of the portfolio. Particularly the external property managers in order to maximise efficient portfolio management including, rent collection, competitive service charge budgets, vacant property management etc

  • Improve the quality of the assets through value- enhancing capex works, including working with the UK Technical Manager on the coordination and management of refurbishment projects and dilapidation negotiations

  • Assisting with the disposal of assets when required

  • Supporting the acquisition of new opportunities and working with our investors to grow our AUM business

  • In conjunction with the Portfolio Analyst; prepare, implement, monitor and deliver on annual budgets, internal performance reports, and asset management plans for the entire portfolio and prepare deal-specific supporting analysis and underwriting

  • Prepare ad-hoc portfolio and market presentations

  • Work on initiatives for continuous improvement of performance, efficiency, risk control, including monitoring any legislative and statutory changes, and operational processes.

Skills, Knowledge and Experience:

  • 10 years’ plus experience in the Real Estate industry, working as an asset manager with experience of acquisitions and the development process

  • Strong customer orientation and negotiation skills

  • Team player essential

  • Experience of managing external service providers

  • Ability to combine outstanding analytical and reporting skills with a strong commercial and client-based attitude

  • Excellent interpersonal, communication and listening skills

  • Ability to prepare and implement business plans for each asset

  • Strong systems skills (Microsoft Office; Excel, Power Point, Word)

  • Ability to digitize and track new data

  • High-energy level and self-motivated; the ability to demonstrate creativity in order to bring added value to the organisation

  • Flexible and willing to travel in the UK regularly

  • Ability to multi-task and to work effectively under pressure in order to meet tight deadlines

  • Promote best practices and knowledge sharing

  • Good presentation and facilitation skills
